The key is to be ready for the next move, especially if the agent has a background in the real estate field, and is familiar with the area.
«If you’ve done a lot of real estate, you have a sense of familiarity with the market,» said David Seltzer, a real estate broker in New York.
«You know that there are a lot more options in the market than just a one-bedroom.»
A person familiar with real estate said that, if you’re looking for an agent who can handle all of these different types of transactions, the agent may be better off looking at a larger agency.
«The big guys are more comfortable with a larger team,» said a realtor in an area with a large number of brokers, including the city of Dallas, the San Francisco Bay Area, and Los Angeles.
«I think there’s a certain kind of mentality that goes with the larger agencies, that they don’t need to know everything.»
It may be that you already have some knowledge of the real-estate market.
For instance, if your current real-tor client is looking to buy a new home, you could work with that agent to learn what other brokers are doing in their market.
If the person has no experience selling or renting in your area, you might ask him or her to do some research, such as visiting local real-tours sites and checking with friends and family.
Then you could ask them if they have any suggestions for potential buyers.
«That’s the way you’ll get the best feedback from the buyer,» said an agent.
«And you won’t get it if you just ask.»
To make sure you’re not going through the same process, be sure to take time to understand what you’re doing and what you need to do to be successful.
«In my experience, the best way to learn is to do it and watch it,» said Seltter.
«It will be much more effective than the advice I give.
If you’re just trying to figure out if a buyer is going to want to buy, I think you’re better off just trying it out and see what happens.»
In some areas, it may be best to look into the home-building industry or brokerages, such the ones in your city, before making a decision.
A recent study by the Center for Neighborhood Technology (CNT) found that, based on its research, it is the best time to contact brokers and realtors in the industry.
CNT analyzed data from real estate listings and home-buying websites for more than 2,000 listings.
The study found that in general, home-builders who have at least four years of experience are among the most likely to offer deals and deals are the ones that are most likely not to get rejected, or even denied.
In some cases, it’s even more important to get the home builder’s attention.
«There are times where it’s more important than ever to get your home-builder’s attention,» said CNT director of communications Mark Grosz.
«When a buyer wants to purchase a home, that is a prime opportunity for a real-ty agency.»
And if you need help finding a home-based agent, there are some things you should know: First, the realtor who will handle your sale should be a licensed realtor.
The CNT found that about 1 in 10,000 sales agents who responded to the survey did not have a licensing credential.
«We were surprised to find that even after we asked the question about licensing, the answer that they gave was: ‘Not for me,'» said Groswoski.
«Third, if a seller does not want to sell, there should be an agent that they can contact who has the experience they need. «
Second, if the seller wants to be considered for a deal, they should be able get the realty agent’s license from the state, which is what many brokerages require,» he added.

The real estate industry is a very competitive industry, and there is no substitute for experience.»
The Cnt study also found that brokers and agents in the area with the highest percentage of sales people who are licensed have the best real-life experience.
The reason is because they have the highest amount of sales, said Gosz.
This results in more people seeking out the broker or agent in the neighborhood, he said.
«What they’re looking at is not just a single agent, but an entire team,» he said, «which leads to the buyer being more likely to get a deal and a realtor being more willing to negotiate a deal.»
If you do decide to sell your home, it will help if the person who sold it was involved in the deal.
